The
Homebuyers Survey & Valuation Report
This report is in a standard
format and is designed as an economy service. It is intended for
houses, flats and bungalows that are in reasonable condition and
conventional in type and construction.
This report
focuses on essentials – defects and problems that are urgent
or significant and thus have an effect on the value of the
property. Unlike the Building Survey, the Homebuyer Report includes
a valuation as an integral part of the Service.
The Building Survey (formerly called a structural survey)
A Building Survey is suitable
for ALL residential properties, no matter what their state, and
provides a full picture of their construction and condition. It is
likely to be needed if a property is of unusual construction,
dilapidated, or has been extensively altered – or where a major
conversion or renovation is planned. The report is tailored to the
client's individual requirements. A valuation can be included, for
which an additional fee may be charged.
Mortgage Valuation Report
Usually required by the lender
if a mortgage is involved. We are on a number of well-known lenders'
valuation panels, although some of them also have their own in-house
surveyors.
Other Valuation Reports may be required for probate, capital gains tax, inheritance tax and

Appointments as Expert on behalf of parties appearing before Courts
and Tribunals
David Green's recent
appointments as Expert on behalf of the parties appearing in the
High Court or Tribunals include commercial property portfolios,
individual commercial and industrial premises and residential
property throughout the South East – with a range of values from
£15,000 to £5 million. David also acts as Court Appointed Single
Joint Expert.
Leasehold Enfranchisement
Legislation now enables
leaseholders of flats, or other residential property, to either
extend the lease or to purchase a share of the freehold. The
qualifications are complicated, as are the valuation factors
required to determine what price should be paid for the extension of
freehold share. If you have a long leasehold interest in a flat (or
other residential property) with less than 70 years to go, you

Rent Reviews and Lease
Renewals
The Landlord & Tenant Act 1954
(as amended) gives tenants of commercial premises the right to renew
their lease at the end of the term, subject to certain conditions.
Most commercial leases contain a rent review clause during the
currency of the lease – usually at 3 or 5 year intervals.
Such rent
reviews are of major importance to both landlords and tenants, and
we are particularly well qualified in this field. Our Senior Partner
(Mr David Green) is a past Chairman of the RICS Skills Panel in
respect of arbitrations and expert determinations, and a specialist
in this field for more than 25 years.
Arbitrations
David Green is not only a
Fellow of the Royal Institution of Chartered Surveyors (FRICS), but
also a Fellow of the Chartered Institute of Arbitrators (FCIArb),
and is one of approximately 85 Registered Arbitrators appointed with
the approval of the Privy Council. As such, please ask for further
